EDIT: This could come paired with a bonus from enclosed factories, on which machines inside closed factories don't suffer wear or suffer less with it.

I think it must be balanced very good, because most of the time wear of equipment is tedious and usually brings no additional fun to the game. Maybe instead of just adding "wear" by default, have "hazardous" environments, which add "wear" to the equipment/factory. That way mining more advanced resources gets more complicated/hard.

imagine factorio if you had to do maintenance, absolute pain, adds nothing to the game other than tedious grinding.

I think to make this mechanic balanced you would have to be able to construct auto repair drones with super computers or something.
